Where does Cornerstone work?
We focus on residential properties in Connecticut, including single-family homes and small multifamily properties with 2–4 units. Share your address so we can review your particular property.
What is the difference between a cash sale, a listing, and the Equity Protection Program?
A direct sale involves an agreed purchase price and contract terms. A traditional listing markets your property to prospective buyers through The Cornerstone Team at Social & Co Realty. The Equity Protection Program is a separate, property-specific arrangement that may involve preparing and marketing the home for a sale to another buyer. Each path has different costs, responsibilities, and timing.
What is the Equity Protection Program?
The program is designed around an agreed seller net amount and a written allocation of costs and responsibilities. Depending on the agreement, Cornerstone may coordinate preparation and marketing, with specified costs covered under the program. Eligibility, the seller net amount, payment conditions, and any responsibility for commissions, repairs, closing costs, or concessions must be stated in the signed agreement. The program name alone is not a guarantee of an outcome.
Do I need to make repairs or clean everything out?
Tell us what the property needs and what you would prefer to leave as-is. We can discuss options for homes needing work. Repair, cleanup, and remaining belongings are handled according to the chosen selling approach and written agreement.
How do you determine an offer?
We consider the location, condition, comparable sales, anticipated work, transaction costs, and the proposed purchase structure. A direct-purchase offer can differ from a suggested listing price. Ask us to explain the assumptions and your estimated net proceeds.
How quickly can I sell?
We start with your preferred timeline. The actual closing date depends on the property, title, access, the chosen selling path, and the contract. We will discuss a realistic timeline rather than promise the same closing date for every home.
Are there commissions or other fees?
Costs depend on the path you choose. A listing may involve brokerage compensation and other selling expenses. A direct sale or Equity Protection Program agreement has its own allocation of costs. Compare the proposed net proceeds and review all written terms before deciding.
Can I sell an occupied rental property?
We can review occupied single-family and small multifamily properties. Tell us about leases, deposits, rent, and access arrangements. A sale does not automatically end a lease or remove a tenant; those details need to be addressed with appropriate professional guidance.
Can you help with an inherited home or multiple owners?
We can discuss selling options, but the people signing must have authority to sell. Your attorney can help resolve estate, ownership, or title questions. We can coordinate property discussions while those issues are reviewed.
Will Cornerstone always be the final buyer?
Not necessarily. Depending on the transaction and agreement, Cornerstone may buy directly, assign contractual purchase rights, or participate in a novation arrangement involving another buyer. Listing services are provided separately through The Cornerstone Team at Social & Co Realty. The structure should be explained before you sign.
Does submitting this form commit me to anything?
No. It starts a conversation about your property. Submitting an inquiry does not accept an offer, create a listing agreement, or require you to sell. Any transaction requires separate written agreements.
What happens after I submit my information?
Your inquiry is saved for the Cornerstone team to review. We use your preferred contact method to discuss the property and next steps. You can also reach us directly at (203) 745-8602.
